Miniature Horse Home Inn Hamilton

Guest Information

We will do everything possible to make your stay most enjoyable. We have created a place for our guests to Relax, Breathe & Create. To ensure you will have a very pleasant experience at Home Inn Hamilton, we have established the following policies. Please take a few minutes to review these policies.

Booking Policies

Room rates include single or double occupancy and breakfast. Rates are quotes per night excluding tax (6.75%). Our rates are subject to change without notice. Some of our suites can accommodate extra guests. For each additional guest there is a $10/person charge each night of your stay.

A 50% deposit will be charged to your credit card at the time of making your reservation. The balance will be charged to your card the day before your arrival.

All reservations must be guaranteed with a credit card regardless of how the final payment will be made. We accept VISA, MC, AmEx, and Discover credit cards and Gift Certificates. We do not accept personal checks.

If you are redeeming a Home Inn Hamilton gift certificate, the number must be provided at the time of making your reservation. In the event of a no-show or late cancellation, the gift certificate will be applied and any remaining balance charged to your card. Gift certificates expire one year from date of issue. Any balance left on the certificate is forfeited if it is not used by the expiration date and no refunds will be issued.

Whole house rentals must be paid in full 30 days in advance.

Check In/Check Out

Check In is between 5:00pm and 6:00pm. Arrangements for late arrivals should be made in advance with the innkeeper. Please, no calls or late arrivals after 10:00pm out of respect and courtesy of other house guests.

Check out time is 11:00am.

Early check-in & late check out may be available for an additional fee if our guest and housekeeping schedules permit.

Cancellation Policy

Making a reservation at a bed and breakfast is not the same as making a hotel reservation. Due to our small size, cancellations affect us significantly. A last minute cancellation gives us little chance of re-booking a room. For this reason we uphold a strict cancellation policy.

  • Guests are responsible for payment of all nights reserved regardless of their actual arrival or departure date.

  • No-shows are responsible for full payment of their entire reservation.

  • Should you cancel outside of 30 days prior to arrival, your deposit will be refunded, less a $25 fee.

  • Cancellations (including changes) made 30 days or less prior to your scheduled arrival forfeit the 50% deposit. There are no exceptions to this policy including sickness, family emergencies, or weather related issues.

  • Groups with Whole House Rentals require a 3 month notice for cancellation for a full deposit refund (less administrative fees per room). Cancellations before 30 days will forfeit their 50% deposit. Cancellations less than 30 days notice will be charged the entire cost of the reserved stay.

Guest Rooms

  • Each guest room includes its own private bath. Rooms and bathrooms vary by size and feature.

  • Each guest room includes pillow-top mattresses, luxurious liens, room darkening curtains, flat screen TV with more than 150 channels.

  • Each bathroom includes towels, soap, shampoo, shower cap, toilet paper, make-up removal wipes, Kleenex and hair dryer.

  • Although many areas of the property are wheel-chair accessible, the only guest suite that is fully wheel-chair accessible is Quilters Paradise and our NEW LODGE facility in downtown Hamilton.  All other guest rooms are on the second floor and DO REQUIRE stairs.

Breakfast is served at 8 am. We do not have a set menu; however, a full breakfast is served every morning including a main dish and a side of another item. Examples of items we serve include but are not limited to: crepes, French toast, biscuits and gravy, quiche, fruit parfait, pancakes, oatmeal, etc. Sunday mornings are self-serve “continental” breakfast. All other mornings are full service.

Owners’ Rights

Home Inn Hamilton is privately owned and operated. Management reserves the right to refuse service to anyone. We will not be responsible for guests’ accidents or injury, or for the loss of items or valuables of any kind.

Noise Ordinance

Out of respect for other guests and neighbors, there is a noise ordinance from 10pm-6am. Although you may come and go and be awake during these hours, please keep noise to a minimum. Those sewing on the main floor of the inn or in guest rooms inside the main house are asked to observe these “quiet hours”.

Property Issues

Any damages, stolen items, or broken items occurring during your stay will be the full financial responsibility of the guest, including anyone traveling with the guest. Any special clean-up resulting in damages caused by the guests will be charged to the credit card. Charges may need to be applied after guest departure as deemed necessary by the Owner/Innkeeper. Make-up wipes are provided to remove make-up. Linen/Towel replacement cost is $10-$50.

Please report all spills and or damages to the innkeeper promptly.

Alcoholic Beverages

Home Inn Hamilton does not hold a license to resell alcoholic beverages. Guests may bring their own, but for the safety and comfort of all our guests, please drink responsibly. There are several establishments to purchase locally as well. Home Inn Hamilton and/or employees will not be held responsible for any incidents. Any guest who becomes inebriated & disorderly will be asked to leave the property and will forfeit all payments. Illegal substances are not permitted at the Inn. Violation of this policy will result in the proper authorities being notified, guest being asked to leave the property, and forfeiture of all monies due for the reservation.

Smoking and Candle Burning

For the safety and comfort of all our guests, we do not allow smoking, fireworks or incense/candle burring in any of our guest rooms. Inn guests smoking in the house will be charged a minimum $1200 fine and up, to return any room to non-smoking status.  Smoking is allowed outside, in designated areas. There is a $50 fee, per cigarette butt, that is not disposed of properly.

Guests, Children, and Pets at the Inn

We cater to the comfort, privacy and security of our registered guests. Guests’ visitors are only permitted on the property with prior innkeeper approval. If you would like to have any non-registered guests join you for breakfast there is an additional charge of $10/person, and advance notice to the innkeeper is required.

Home Inn Hamilton is regarded as a quiet escape and romantic getaway for most of our guests, and we work hard to foster that environment. Therefore it is not an appropriate place for children under 12. However, in our “Carriage House Condo” or “Quilters Paradise” units, children may stay when accompanied by a responsible adult.

We regret that we are not able to accommodate guest pets. We do have animals on the property. We have an operating farm. All our animals MUST stay outside at all times.

Wedding Night Stays & Other Visitors

If you are booking a stay for your wedding night, please be advised that our guest rooms, common areas and grounds are for our registered guests only. Booking a reservation for a stay does not entitle a bride or groom (or any booking guest), family and friends, to use any guest room or any part of the Inn or grounds for bridal party wedding preparations and photographs without the Innkeeper’s approval and will incur the appropriate fees.

Photography & Outside Guests

While we understand that our grounds and home are the perfect setting for your photographs, we do not allow outside photographers or group/family/graduation/wedding/etc. photographs without prior permission of the Innkeeper, and only if no guests are staying at the Inn. A $100/hour fee for use of the grounds will be charged and payable at the end of the session. Guests who are not staying in a room at the Inn are strictly forbidden from entering the Inn or using its facilities such as the gazebo or outbuildings. To insure privacy, photographs of our guests are not permitted without their prior permission. Persons found to be on property taking personal photographs without permission or enjoying our facilities without being a guest, will be considered trespassers and subject to the penalties of that violation.

Registered guests are encouraged to take pictures of the landscape, animals and their experiences while staying at the Inn.

The Inn and its property are for the use of registered guests only. Non-registered guests may join a breakfast or arrive to provide transportation for guests. Depending upon the total usage of the Inn, arrangements may be available for visitors with advance notice.

Additional Information

  • Do not disconnect or change the wiring for any TV or electrical equipment. Contact innkeeper for assistance.

  • The sewer system cannot handle feminine hygiene items or large amounts of toilet paper. These will block the toilets.

  • Common areas are to be enjoyed by all guests. Please enjoy yourself while respecting other guests.

  • Many of our neighbors have working farms. There are common sounds and sights that our guests should expect during their stay in our country setting. These include but are not limited to: 4 wheelers, combines and tractors, semi-truck/dump trucks, cows, horses & dogs.

  • We have added a few animals into the mix on the farm. Bunnies, goats, ducks, chickens, kittens, pig, miniature donkey & miniature horse. You are invited to watch them play. Please do not go into the barn. We don’t want to be on a chase with our animals!

  • Other items to spot on the property are beautiful song birds, birds of prey, squirrels, wild rabbits & other critters, muskrat, birds & owls. We have a resident barn owl. He is beautiful and we hope you have the chance to see him in flight. Occasionally you will also see Bald Eagle and Blue Herring!

  • Zoning ordinance is limited to 16 guests at a time.

  • RV and tent camping is NOT allowed on the property. Anyone coming to our property in an RV must reserve and accommodate a guest room and may not stay overnight in the RV.
